Maintenance and Repair Programs
A roof system is exposed to all
manner of chemical, environmental, and physical stress. The long-term effects
of these forces are called “normal aging.” Small isolated problems caused
through abuse, stress concentration, and error or other causes result in
shortened life span. These small problems, if undetected, escalate over time
until they are extensive and more expensive to resolve.
The most important reason for establishing a program of regular roof
maintenance inspections is to protect the owner’s investment. A properly
executed maintenance program will not only add years to the life of the roof,
but it will detect minor problems before damage is widespread. It will also
deter interruption of the internal functions of the building.
A smooth – functioning maintenance program will allow capitol to be requested
on an orderly basis, so that as each roof membrane finally reaches the end life
cycle and is no longer economical to maintain, it can be replaced, recovered,
and/or restored in a predicted manner.

roof maintenance plans:
Detailed written annual roof
maintenance inspection
- Four man-hours of
service work to complete roof cleaning and general roof maintenance. This
is above and beyond the time allotted to complete the roof inspection and
file roof inspection report
- A 24 hour, 7-day a week
roof service line with a minimum 24-hour response time
Level Two
- Initial roof analysis
report which includes the following:
- Overview and analysis of
condition of roof system and deck configuration
- List of roof
deficiencies
- Digital colored
photographs of listed deficiencies upon request
- Recommendations and
costs associated with repair of deficiencies
- Detailed written annual
roof maintenance inspection form to complete report
- Semi annual roof
cleaning.
- Emergency Response for
natural disasters such as tornadoes, hurricanes and severe weather.
Response will include a 12-hour response time from notification.
The above programs can be tailored to suit the needs of each customer.
Pricing for the different program levels will be provided upon request. As with
all buildings, each roof is generally different and will require a site visit
to establish a base line cost for the facility. This unique customer
interaction allows us to provide the most cost effective, tailored maintenance
program for each facility, while using only those program items that are needed
to properly maintain the roof system.
